    Our House Rules & Security Deposit

    House Rules

    • Here are our ‘House Rules’, these house rules are firm but fair. We will happily host any respectful, law abiding citizen. If you believe you cannot adhere to these rules please reconsider your stay with us.
    • No Smoking - Smoking is permitted on the balcony (if you have one). However, ensure you use the ash tray provided. Do not throw cigarette butts or rubbish over the balcony’s edge.
    • We have a zero tolerance NO PARTY rule. We define a PARTY as two or more of the following: music or shouting audible from the communal areas and/or street; use of NOS; exceeding maximum guest capacity; smoking of any kind; illicit drug use; clear disregard for the property (spilled drinks on the floor, rearrangement or dismantling of furniture, covering of smoke alarms). You will be requested to leave immediately without refund if found to be having a party and/or the deposit will be withheld after the stay.
    • The cleaning fee does not include dirty dishes, sticky floors, vomit, fake tanned sheets, NOS canisters, food and rubbish all over the property. We will charge excess cleaning of at least £100 if you have not left the apartment as found.
    • No unregistered guests - Guest cannot exceed to property limit as stated on the listing
    • No Illicit drug use on the premises
    • People seen to be uncontrollably intoxicated may be asked to leave.
    • Damages will be withdrawn from your deposit
    • Do not give our address to others - other than the guests staying.
    • Do not get any mail sent to this address - food deliveries are permitted.
    • Quiet time in the property 10pm - 8am
    • Be considerate with our towels, linen and sofa. If you mark these with make-up, food or drinks, please endeavour to remove it when it occurs.
    • If a guest reduces the number of nights on the reservation; we consider it a cancellation of those dates and our Strict Cancellation Policy will be applied to those dates removed.
    • Unless previously agreed by us, all guests (everyone staying) must carry hardcopy, photo ID. If a guest cannot present this upon request they may be asked to leave the premises.
    • We consider infants to be guests, please include then as children when making the booking to ensure you don’t exceed our guest maximum capacity.
    • Late Check out Fee: £50
    • Lost key fee: £50
    • If you disconnect our security cameras we will withhold your deposit in full

    Deposit

     In the unfortunate case that House Rules are broken; there are damages or excess cleaning is required we will either;


    AIRBNB: Make a claim through Airbnb


    BOOKING.COM & DIRECT: Withdraw all of part of the deposit within 7 days of the reservations end. If no claim is made it will be processed as a “Reversal*” *In the case of a reversal you won’t see a refund credit on you statement—you’ll just see the original authorisation drop off you statement entirely after a few days. There will be no payment, and no refund. It’ll appear as if the whole transaction never happened. You bank should be able to confirm this for you. Depending on your card issuer, the original charge will disappear from your pending charges 7 days from the reversal.
